You’ve found your dream home. It may have the perfect layout, a beautiful view, a spacious garden or it simply means you can live closer to your friends and family – it’s ideally suited for your lifestyle. The only problem is, it’s not officially on the market yet, or the completion date is too far in advance for you to arrange normal mortgage finance. That’s where Early Bird comes in.

At City & Country, Early Bird reservations are offered on developments where the demand is high and allows you to secure the home of your dreams on advantageous terms.

Early Bird reservations come with other benefits too. You’ll have more time to save for your move and agreeing the price of the home before it’s built means the value may even increase. Not only this, but reserving early means that on certain developments you may have the opportunity to choose from a limited and carefully considered palette of flooring, tiling, kitchen doors and worktop options (subject to build stage).

How to take advantage of our Early Bird promotion

To reserve a City & Country home using the Early Bird promotion, simply agree a sale price with our dedicated team, complete an Early Bird reservation agreement and pay a reduced reservation fee of £500. Our dedicated sales team will then keep you updated on the progress of your chosen home.

When the plot is ready to be officially released for sale, we will get in touch with you to confirm that you still wish to move forward. You will then have 48 hours in which to confirm if you would like to proceed with the purchase at the agreed price. If you choose to proceed, we will progress the sale in the normal manner and take the balance of the reservation fee. If for some reason you have changed your mind, we will refund your deposit back to you less a £150 admin fee.

Terms and conditions
1. Early Bird reservations can only be placed on selected plots at selected developments, and against plots which have not yet been released for sale.
2. Offers are on selected plots only and are subject to availability.
3. Once your plot is due to be released for sale, we will contact you to advise. We then require a decision within 48 hours of notice. If you are going on holiday, please advise our sales team to avoid disappointment.
4. The Early Bird reservation fee of £500 is fully refundable if you do not proceed to full reservation when the plot is released for sale as long as you confirm within the 48 hour period.
5. The balance of the reservation fee must be paid upon formal reservation.
6. Please note prices for similar house types currently on release are not indicative of future pricing.
7. No firm date of entry can be advised at point of reservation as future releases are dependent on several factors which can affect release dates. Indicative dates may be provided, if available, from the build programme.
8. City & Country reserve the right to amend proposed developments in-line with planning regulations and market demand.
9. Early Bird reservations are strictly allocated to the person(s) reserving and non-transferrable. Only 1 reservation per customer is permitted at any singular development.
10. Early Bird reservations are at the discretion of City & Country and may be refused.
11. This offer is subject to General Terms & Conditions for City & Country.
12. Any promoted City & Country offer is subject to contract and status.
13. The offers advertised cannot be used in conjunction with any other offer on the same plot unless expressly stated otherwise.
14. City & Country reserves the right to withdraw or alter the Early Bird promotion at any time prior to the payment of a reservation fee.
15. Contracts must be exchanged within 28 days of reservation of your property, unless otherwise stated.
16. The ability to choose options and finishes is build stage dependant, and is only available on specific plots and developments.
