Land Buyer/Senior Land Buyer

We are seeking a land buyer/senior land buyer, to collaborate with the Land & Property Director to identify and deliver land and investment opportunities, execute land sales and revenue-generating transactions, and ensure thorough due diligence for new acquisitions in coordination with the Land & Property team and other departments.

 

1.        To identify and generate potential development and investment opportunities for the Group through the building and nurturing of contacts, use of land finders, and being aware of open market and opportunities (including strategic land).

2.        Maintain a Land Schedule to enable the monitoring of opportunities, bids made and progress.

3.        Obtain details for development and investment opportunities and formulate a high-level view of value (asking/guide price) and tone of market values in the vicinity of the property.

4.        Agree with the Land & Property Director opportunities suitable for progression.

5.        Where agreed, inspect opportunities, prepare financial appraisals and carry out initial research and investigations necessary to form a view on the suitability and value of the opportunity.

6.        Prepare information packs for Acquisition Site Meetings.

7.        Working with other departments, organise the necessary information to enable a bid to be prepared for sites that have been identified as suitable for progression.

8.        Prepare draft proposals for bids including financial justification by way of an appraisal for the Land & Property Directors approval.

9.        Prepare draft offer/bid letters appropriate for the opportunity for the Land & Property Director’s approval.

10.      Monitor the progress of bids.

11.      Working with the Land & Property Director, where deals are agreed, manage the acquisition process to completion, including working with solicitors.

12.      Provide information necessary to enable appointed selling agents to prepare information necessary for Land Sales.

13.      Liaise with the Marketing team to organise and manage the preparation of marketing material for land disposals.

14.      Prepare the Key Information and Contact Register required by the Key Stage Procedures.

15.      Provide marketing information for any commercial property element of any proposed scheme for the Project Marketing Research Report and updates.

16.      Working with the Land & Property Director, produce the Project Acquisition Report for the KS0 meeting.

17.      Provide reviews and updates for subsequent Key Stage Meetings and reports.

18.      Liaise with other departments, deal with solicitors in the negotiation of S278 Agreements, S104 Agreements, Section 38 Agreements (and any others), wayleaves, easements and bonds that may be required as part of the development process.

19.      Maintain an up-to-date record of tasks to use as the basis of weekly one to one meetings with the Land & Property Director.

20.      Assist with any other tasks requested by the Land & Property Director required to fulfil the vision and objectives of the Land & Property Department and the Group.
