For over sixty years, City & Country has been entrusted with some of the nation’s most cherished buildings and landscapes. From iconic landmarks to hidden treasures, each development tells a story of heritage preserved and contemporary living reimagined.

Bentley Priory

One of City & Country’s most high-profile projects, Bentley Priory combined heritage restoration with meaningful partnership. Working alongside the Prince’s Regeneration Trust, the Battle of Britain Trust and developers Barratt and Banner Homes, we transformed the Grade II* listed mansion, officers’ mess, barracks wing and associated buildings into 25 luxury apartments and houses.

As part of the scheme, we also created a museum for the Battle of Britain Trust within the mansion’s historic rooms – including the space where Lord Dowding directed operations during WWII. Using original drawings and wartime photographs, our craftsmen painstakingly recreated the mansion’s lost detailing, culminating in the meticulous restoration of the Rotunda and its magnificent glass dome, complete with gold leaf design.

A refurbished stately home and lawns

Balls Park

Set within 63 acres of picturesque parkland, the Grade I Listed Balls Park Mansion House and its surrounding buildings have been beautifully restored and converted into a collection of elegant apartments and detached homes. Once an educational establishment that had fallen into disrepair, the estate was purchased by City & Country in 2001 and carefully brought back to its former 17th-century splendour.

This award-winning restoration, recognised by the Evening Standard, WhatHouse? and the Hertfordshire Association of Architects, showcases City & Country’s commitment to craftsmanship and conservation. Every home celebrates the estate’s historic character, with original features meticulously preserved and communal spaces, such as the grand Vestibule, retained for residents to enjoy.

Sundridge Park

The Mansion at Sundridge Park

This Grade I listed John Nash mansion, set within almost 300 acres of landscaped gardens and woodland, has been transformed into just 26 luxurious apartments. Designed in the 18th century with grounds by Humphry Repton, the estate offers a rare balance of tranquillity and swift links into central London.

Each home has been crafted to optimise natural light, restore original features and provide a bespoke, refined specification, with many boasting private outdoor space. Residents also enjoy exclusive membership privileges at the renowned Sundridge Park Golf Club, further enhancing this unique setting.

The General

Formerly the Bristol General Hospital, this Grade II listed site was transformed by City & Country into a landmark development of two and three bedroom apartments. Combining sensitive conversion with new-build design, the homes were set around a restored courtyard and landscaped gardens, offering a peaceful retreat in the heart of the city.

Finished to a luxurious, fully-inclusive specification, many apartments enjoyed private outdoor space and striking roofscape views over Bristol’s skyline. At street level, commercial units – including a Michelin-starred restaurant – brought further vibrancy to this unique riverside destination.

The Playfair at Donaldson’s

On the western edge of the Edinburgh World Heritage Site, City & Country transformed the Category A listed Donaldson’s building into one of the city’s most distinguished residential addresses. Set within 18 acres of parkland, the landmark’s palatial architecture was carefully restored and reimagined as a unique collection of contemporary apartments.

The homes combined striking proportions and period character with modern design, ranging from mezzanine apartments with full-height feature windows to elegant penthouses and three remarkable chapel conversions. Many offered panoramic views across the Pentland Hills, sweeping lawns and the landscaped internal courtyard.

Residents also benefitted from secure underground parking and a concierge service, as well as exclusive communal spaces such as the Club Room and Chapel Room – places to meet, work or simply unwind. Together with the beautifully landscaped courtyard and expansive parkland, The Playfair provided a rare blend of grandeur, comfort and convenience in the heart of Edinburgh.

King Edward VII Estate

Nestled within the South Downs National Park, City & Country transformed the historic King Edward VII Estate into an award-winning residential community. The project brought together a collection of Grade II and II* listed buildings, meticulously restored and converted into elegant apartments, duplexes and houses that balanced original character with a modern specification.

Later phases introduced traditionally designed new-build cottages, complementing the heritage architecture and offering light-filled, flexible living spaces. Surrounded by 165 acres of private woodland and reinstated Gertrude Jekyll gardens, the estate provided residents with a wealth of walking routes, open space and a strong connection to nature.

Alongside its homes, the estate also offered an exceptional lifestyle. Residents enjoy beautifully restored communal rooms, including a reading room and boutique lounge, as well as a private gym, spa-style swimming pool and steam room. A dedicated concierge service added further convenience, creating a welcoming environment in one of West Sussex’s most outstanding locations.
