A New Standard of Luxury Living at the King Edward VII Estate
A beautifully designed show home showcases the perfect balance of heritage, design and modern specification
Award‑winning heritage and new build developer City & Country has launched a new show home at its King Edward VII Estate development in Midhurst, West Sussex, offering a glimpse into the luxury lifestyle on offer at The King’s Collection.
Inspired by the latest interior trends, the show home embraces a nature‑led palette, combining calming sage greens with rich burnt orange tones. City & Country Interior Designer, Clementine Collins, explained the concept behind the design: “The scheme follows Pantone colour trends for 2026 of sage and burnt oranges. This is complemented with the William Morris theme to create a homely country interior.”
Drawing on the iconic style of William Morris, the interior reflects intricate patterns inspired by flora and fauna, alongside rich colours and a focus on craftsmanship. This approach echoes Morris’ well‑known philosophy: “Have nothing in your houses that you do not know to be useful or believe to be beautiful,” creating a space that is both practical and visually striking.
The King’s Collection comprises three elegant apartment buildings – Imperial House, Sovereign House and Monarch House – offering a range of one, two and three‑bedroom homes. Designed to complement the estate’s historic character, the development combines heritage architecture with contemporary design and modern amenities, including an on‑site gym, steam room, swimming pool and communal spaces.
Each apartment is finished to a high specification, with features including triple‑glazed windows, integrated Siemens appliances and Villeroy & Boch bathrooms. All homes benefit from allocated parking, with selected apartments offering EV charging, as well as private terraces or balconies designed to maximise views across the surrounding landscape.
Set within 165 acres of private grounds in the South Downs National Park, the King Edward VII Estate offers a unique living environment steeped in history. Originally established in the early 1900s as a tuberculosis sanatorium by King Edward VII, the site has been carefully restored and reimagined by City & Country. The grounds also feature landscaped gardens originally designed by renowned horticulturist Gertrude Jekyll, forming one of her most ambitious projects.
Despite its tranquil rural setting, the estate benefits from excellent connectivity. Haslemere Station, just a 15‑minute drive away, provides direct rail services to London Waterloo in under an hour. The development is also easily accessible via key road links including the A286, A272 and A3, while Gatwick and Heathrow airports are both within an hour’s drive.
Shelley West, Group Sales & Marketing Director at City & Country, said: “This is the ultimate collection of luxury apartments in a truly unique setting. With unprecedented views over the South Downs and high specification internally, we hope these apartments will offer the perfect combination of opulence and modern convenience.”
