Purchase Schemes

Early Bird Reservations

1. Early Bird reservations can only be placed on selected plots at selected developments, and against plots which have not yet been released for sale.
2. Offers are on selected plots only and are subject to availability.
3. Once your plot is due to be released for sale, we will contact you to advise. We then require a decision within 48 hours of notice. If you are going on holiday, please advise our sales team to avoid disappointment.
4. The Early Bird reservation fee of £500 is fully refundable if you do not proceed to full reservation when the plot is released for sale as long as you confirm within the 48 hour period.
5. The balance of the reservation fee must be paid upon formal reservation.
6. Please note prices for similar house types currently on release are not indicative of future pricing.
7. No firm date of entry can be advised at point of reservation as future releases are dependent on several factors which can affect release dates. Indicative dates may be provided, if available, from the build programme.
8. City & Country reserve the right to amend proposed developments in-line with planning regulations and market demand.
9. Early Bird reservations are strictly allocated to the person(s) reserving and non-transferrable. Only 1 reservation per customer is permitted at any singular development.
10. Early Bird reservations are at the discretion of City & Country and may be refused.
11. This offer is subject to General Terms & Conditions for City & Country.
12. Any promoted City & Country offer is subject to contract and status.
13. The offers advertised cannot be used in conjunction with any other offer on the same plot unless expressly stated otherwise.
14. City & Country reserves the right to withdraw or alter the Early Bird promotion at any time prior to the payment of a reservation fee.
15. Contracts must be exchanged within 28 days of reservation of your property, unless otherwise stated.
16. The ability to choose options and finishes is build stage dependant, and is only available on specific plots and developments.

Assisted Move

1. Assisted Move is only available on selected City & Country homes and selected developments.
2. Upon agreement of Assisted Move, City & Country will reserve the home of your choice for an agreed period. This is usually 4 weeks unless otherwise agreed at point of reservation.
3. Assisted Move is available on selected City & Country homes only. Acceptance is at our sole discretion. We reserve the right to refuse to agree to Assisted Move and we are under no obligation to give reasons why.
4. We will instruct local estate agents to undertake an independent valuation for your current home before we agree a marketing price for your home. The realistic sale price may be lower than an initial marketing price and is based on achieving a sale within a specified timescale agreed.
5. You have the final say at the price at which the property is marketed, but Assisted Move will not be available if the price at which you wish to market your current home is higher than we think is realistic or the timescale is too long.
6. You agree to City & Country’s recommended estate agent to market and sell your existing property. Whilst we will consult with you, the terms of that appointment (including the choice of agent and the list price) will be at City & Country’s discretion.
7. You agree to allow the appointed agent to market your home and arrange viewings by appointment, at reasonable times. You agree not to instruct another agent during the period that your Assisted Move reservation is active and, if you have an existing contract with an agent, you agree you will dis-instruct that agent. City & Country will not be liable for any related cancellation fees.
8. The buyer of your existing property must be able to exchange within a period of 28 days from the date their offer is accepted. If no acceptable offer is received within the temporary reservation period, we reserve the right to re-market our available plot.
9. The Assisted Move service cannot be used with any other incentives or purchase services unless we specifically agree at the time of reservation.
10. You must complete an Assisted Move Agreement.
11. We will only accept an Assisted Move reservation in the absence of a cash purchaser.
12. The buyer of your existing property must be able to exchange within a period of 28 days from the date their offer is accepted. If no acceptable offer is received within the temporary reservation period, we reserve the right to re-market our available plot.
13. The Assisted Move service cannot be used with any other incentives or purchase services unless we specifically agree at the time of reservation.
14. Estate Agent Fees contribution up to a value of £1000*. The amount we agree to pay will be a one-off payment and the relevant amount shall be deducted from your completion statement. There is no cash alternative to the value of the offer and legal completion of your new City & Country home must be within the agreed timescales.
15. If a suitable buyer is not found during the agreed reservation period, we will talk to you and agree whether to extend the period or end the reservation and refund your deposit. Your deposit will be refunded.

Deposit Unlock

1. The Deposit Unlock scheme provides mortgage indemnity insurance policies to participating lenders, to which City & Country makes a financial contribution. The insurance covers the mortgage lender in the event of a loss due to a repossession. Your obligations to the mortgage lender remain unchanged.
2. Your home may be repossessed if you do not keep up payments on a mortgage or any other debt secured on it.
3. City & Country do not offer mortgage advice. Any advice in this respect should be obtained from a mortgage adviser or lender.
4. Customers must be able to provide a 5% minimum deposit.
5. The Deposit Unlock scheme is available on selected homes up to a maximum purchase price of £750,000. This is subject to change and is determined by the mortgage lender’s criteria.
6. Homes available with the Deposit Unlock scheme are subject to specific mortgage lender criteria.
7. Offer available on selected homes and developments only. Subject to contract and status. Following withdrawal or termination of any offer, we reserve the right to extend, reintroduce or amend any such offer as we see fit at any time.
8. Deposit Unlock cannot be used in conjunction with any other offer or incentive.

Part Exchange

£1,000 Legal Fee Contribution

3. Offer package is worth up to £10,000 and is to be agreed at the point of reservation.
4. Offer or incentive will only be applied to full asking price property purchases.

Single & Second Home Stamp Duty Contribution

3. Offer value is to be agreed at the point of reservation.
4. Offer or incentive will only be applied to full asking price property purchases.
5. The amount we agree to pay will be a one-off payment and the relevant amount shall be deducted from your completion statement. There is no cash alternative to the value of the offer.

Recommend a friend

1. At the time of recommendation, the person recommending must have already purchased and completed on their own City & Country home.
2. The person being referred must be the person to submit the enquiry via the online form or present the paper form. Both must be completed in full. Paper forms should be handed to our Sales Consultant at the point of recommendation.
3. Referral forms should also be scanned or photographed and emailed to the chosen development.
4. Forms must be completed in full with details of the person being referred and the person making the referral must be completed by the person being referred. Forms must be submitted before reservation.
5. The referrer and referee must be nominated and recorded in advance of an offer being presented and cannot be changed once the offer is accepted.
6. A referral form must be signed by all parties (referrer, the person/people referred and the Sales Consultant) at the time of reservation.
7. The referrer can only refer to the same referee once.
8. Referrers and referees can include individuals, couples, joint purchasers and corporate entities.
9. This is not to be used in conjunction with any agent introductions.
10. Only one recommendation reward will be paid on the purchase of any single property.
11. The promotion is valid between 1st January 2023 and 31st December 2023.
12. The reward(s) outlined above will be paid to the person(s) only upon legal completion of the homebuyer’s (person that has been referred) purchase.
13. In the event of the completion not taking place for any reason the £1000 payment will not be honoured. Please allow four weeks after the completion date for receipt of the monies.
14. Only one referral can be used per home purchase and the payment becomes payable on legal completion of the purchase of the new City & Country home taking place.
15. The amount we agree to pay will be a one-off payment following legal completion. Please allow 4 weeks after the legal completion date for payment. For the person being referred the relevant amount shall be deducted from your completion statement. There is no cash alternative to the value of the offer.

17. This rewards offer is not available to selling agents or any person either connected professionally with this scheme or offer or acting in a business capacity.
18. Payment may attract a tax liability to the recipient(s) and it is their responsibility to declare this and settle directly any tax liabilities that may arise.
19. City & Country reserves the right to alter or withdraw the referral reward at any time.

5% deposit contribution

1. 5% deposit contribution applies to new reservations made between 1st February 2023 and 31st July 2023.
