More than 800 new homes planned at Springfield University Hospital in London

Springfield 1 800x

More than 800 new homes will be built in the former grounds and historic buildings of Springfield Hospital in South West London, after plans for a revamp of the site were approved.

Heritage developer City & Country will transform the hospital’s impressive array of redundant listed buildings into new apartments, with Barratt London building new homes in the hospital’s surrounding grounds. Together the two developers will be creating an exciting new address for South West London.

The new homes form a key element of the masterplan for the site, which has been developed by South West London and St George’s Mental Health NHS Trust (SWLSTG).

The masterplan will also provide:

  • World class mental health inpatient facilities
  • A 32-acre public park
  • Community shops and a café
  • Extensive community healthcare
  • Land to be made available for a new school
  • More than £5m for new transport facilities

City & Country will be using its extensive listed building expertise to transform the main Grade II listed hospital building and the hospital’s late 19th century Chapel and Ballroom, as well as Glenburnie Lodge; a two-storey gatehouse adjoining the Glenburnie Road entrance.

Mark Fowler, Managing Director of City & Country, said:

“We are very excited to be playing a role in this major redevelopment of Springfield Hospital. The hospital’s listed buildings are of significant historical and architectural value and are precisely the type of buildings we love to restore and convert into high quality new homes. We expect to submit a detailed planning application next month, with the first homes available in 2021. The masterplan promises to deliver major benefits to the community and we look forward to working closely with SWLSTG and other stakeholders to deliver this exciting new vision.”

Matt Calladine, Regional Land and Development Director for Barratt London, said:

“Springfield Hospital’s regeneration will create a thriving new community in the heart of Wandsworth, with excellent connections into central London. We are looking forward to delivering the first significant phase of the overall masterplan, helping to ensure the success of this transformational scheme and delivering more than 800 much-needed new homes. Mixed-use schemes like this are vital in supporting the local economy, and we are proud to be working alongside City & Country and South West London and St. Georges Mental Health NHS Trust on this exciting development.”

A spokesperson for SWLSTG said:

“Our regeneration of Springfield University Hospital is the biggest landmark yet in our Estate Modernisation Programme. In addition to providing first class inpatient facilities, we will also be creating more than 800 new homes as well as their infrastructure. Working with our master developer STEP (a Sir Robert McAlpine Capital Ventures/Kajima Partnerships joint venture), our housing partners City & Country and Barratt London will be playing a vital role in helping us to realise this vision, and we look forward to seeing new residents move onto the Springfield site.”

Over the last ten years SWLSTG has been working with patients, carers and the local community to create a new vision for the hospital. This huge milestone in the Trust’s Estate Modernisation Programme marks a once-in-a-generation opportunity to transform the way the Trust delivers mental health services for 1.1m south west Londoners.

SWLSTG has appointed Springfield and Tolworth Estate Partnership (a 50/50 partnership with Sir Robert McAlpine Capital Ventures Ltd and Kajima Partnerships) as the principal developer of the site.
