A significant milestone has been reached at King Edward VII Estate, the prestigious development of restoration and new build properties set within the South Downs National Park. The development, a joint venture between premium housebuilders City & Country, CALA Homes and Millgate, has officially opened the doors of its Visitor Centre to the public.
When complete, the 165 acre Estate will be home to 162 apartments and houses within the original Listed buildings and a further 247 new properties in the surrounding development. This unique mix of homes will range from one to six bedrooms and will be 400 to 5,630sqft in size. Residents will also have access to a swimming pool, tennis court and a café and a shop is planned for the future.
The centre provides an excellent overview of the proposals for the estate and better still, the team has an off road buggy for visitors to experience the beauty of the wider estate. This will ensure an opportunity to gain an appreciation of the sense of scale, the different character areas and experience just some of the seven kilometres of restored walks and trails.

City & Country, who specialise in the sympathetic restoration of architecturally significant buildings across the UK, is the lead developer and is restoring the Grade II* and II listed buildings on the estate. These include a magnificent former Tuberculosis Sanatorium and a stunning Arts & Crafts style Chapel. Further to this, City & Country is also painstakingly reinstating the estate’s gardens which were originally designed and planted by highly acclaimed horticulturalist Gertrude Jekyll.
City & Country is joined by CALA Homes and Millgate to collectively offer a range of outstanding properties. The project will inject investment of approximately £120 million into the local area.
Renowned housebuilder CALA Homes is developing a range of three bedroom mews cottages and four bedroom detached new homes located at Bracken Lane and Superintendents Drive. The properties, designed by Adam Architects, range in size from approximately 1,200 – 3,424sqft.
Millgate bring to the estate a collection of eight bespoke country homes located in the leafy Crown Walk area of the development. The large family houses all feature five bedrooms and have been designed in an Arts & Crafts style.
As well as new homes, King Edward VII Estate will also deliver the estate’s unique Grade II* Listed chapel, which will be fully restored to once again take its place at the heart of the community, as it is planned that it will become a café, shop and meeting place for friends and neighbours.
