Multi award winning heritage developer City & Country is pleased to announce that land sales have been secured to premium house builders Cala Homes and Millgate at their landmark development King Edward VII Estate, West Sussex.
To date King Edward VII Estate is the most significant development to have gained planning permission within the South Downs National Park. Regarded as an irreplaceable heritage asset of national and local significance, City & Country has ambitious plans to restore the Estate’s buildings, leaving a lasting legacy for future generations.
City & Country will be leading the restoration of the Grade II* and II listed buildings (which includes a magnificent former Tuberculosis Sanatorium and surrounding buildings, an Arts & Crafts style Chapel and gardens originally designed and planted by highly acclaimed horticulturalist Gertrude Jekyll) to offer a wide range of unique conversions.
Cala Homes will be developing a range of three bedroom mews cottages and four bedroom detached new homes, designed by Adam Architects, ranging in size from approximately 1,239 to 3,235sqft at Bracken Lane and Superintendents Drive.
Millgate has unveiled plans for Crown Wood. They bring to the estate a collection of eight bespoke country homes. These properties will be designed in an Arts & Crafts style and range from 3,500 to 4,800 sq ft. The large family homes are nestled in a quiet, leafy corner of the King Edward VII Estate and they will all feature five bedrooms, some split over two floors and others over three.
The sale of the land parcels to Cala Homes and Millgate has enabled City & Country to generate additional funding for the restoration and development of the historic listed buildings, whilst also strategically aligning three quality developers at a landmark site.

At the heart of the project is the renovation of a former Tuberculosis Sanatorium, originally founded in 1901, and opened in 1903 by King Edward VII himself. After almost 100 years of operating as a hospital, the Sanatorium has lain dormant since 2006. Whilst it is undoubtedly the development’s centerpiece, there are also further historic buildings that will undergo extensive renovations, including a Grade II Listed chapel with original stained glass windows, and the former nurses’ accommodation and engine house.
When complete, King Edward VII Estate will be home to 162 apartments and houses within the original Listed buildings and a further 247 new properties in the surrounding estate. This unique mix of homes will range from one to six bedrooms and will be 400 to 5,630 sqft in size. Residents will also have access to a swimming pool and tennis courts.
As with all City & Country developments, the properties at King Edward VII Estate will sympathetically reflect and highlight the buildings’ history, with new build extensions blending seamlessly into the surrounding vernacular of the existing dwellings. Property interiors will be of a luxury finish with modern fittings and furnishings, combined period characteristics with the quality of modern conveniences.
With work underway, the new Information Centre is scheduled to open in Autumn 2014, with the launch of the first of the Show Apartments to follow in later months.
