Buying a new house can be a daunting prospect but our simple guide will help you through the purchasing process.
A reservation form will be completed with the sales executive, at which point all plans and drawings available will be viewed. If a scheme such as Part Exchange or Assisted Move is applicable then further documents will be explained. A reservation fee which forms part of your deposit will be required by either cheque or credit/debit card.
You will be provided with details of our approved solicitors/conveyancers who are familiar with City & Country’s legal documentation which can help ensure a smooth transaction. Your selected solicitor will need to be informed of our 28 day exchange deadline to ensure that they will be able to effect exchange of contracts within that time.
Our approved independent financial advisors can help identify the mortgage most suited to your circumstances. Financial advisers can also guide you through the lender application form and follow up the application on your behalf.
Our sales department will confirm your reservation in writing within a few days and you will receive your City & Country Reservation Folder.
If you have not already done so you should prepare for your purchase by applying for a mortgage or any other loans required. Once your mortgage offer has been issued you should advise your solicitor and your City & Country sales executive immediately.
Your solicitor will make any necessary enquiries before exchanging contracts and information will be supplied on any factors that may affect your new home.
Exchange of contracts is required to take place within 28 days from the receipt of our standard contract by your solicitor from our solicitor or such other date as set out in the reservation form. You will need to make an appointment to see your solicitor and sign the contract before the deadline to exchange contracts. A 10% deposit will be required on Exchange of Contracts and you should make sure your solicitor has cleared funds in time for exchange.
Legal completion will be on the date fixed on Exchange of Contracts or as specified in the ‘Notice to Complete’.
Once you have been given your fixed completion date get estimates from removal firms. Make sure that the removal firm you do select has comprehensive insurance cover against damage to or loss of your goods and confirm your requirements.
As soon as is practicable we will invite you to a demonstration of your new home. A member of the customer care team and a sales executive will accompany you pointing out your homes’s key features and explaining how everything operates.
Once all the legal paperwork has been attended to and both our solicitors have confirmed that everything is in place for completion, your solicitor will advise the mortgage lender to release the mortgage funds. Once the money has been electronically transferred legal completion will have taken place and the remaining completion documents will be sent from our legal department to your solicitor. Your solicitor will inform you when Legal Completion has taken place. A sales executive will contact you to arrange to hand over the keys to your new home and read the meters. You will then be required to complete the handover forms and will be given a comprehensive Homeowners manual.
Within 72 hours following the Handover Meeting our customer care team will make a courtesy call to you to ensure all is well. Thereafter we provide a dedicated Customer Care Department to deal with any queries or problems should they arise.
